We stayed for 3 nights and was VERY satisfied with both the room and the service (when Nick worked). The room was clean and the little kitchen and the fridge was super to have. The location is in the middle of everything, but in a very calm area. Simple, cheap and great. Thumbs up!

I booked the most cheap room on a special deal. Probably got the most poor room they have for this price. This hotel is average but has good value for the location. Other hotel on walking distance from center are more expensive. The staff working are friendly and the rooms are big with fairly good beds, big kitchen area, really big refrigerator. It […] is very easy to get to the hotel with the car. First night I got a room with an air condition with high noise vibration sound. The hotel was full so there was no possibility to change room. Not a big disaster - I could sleep OK and next day I got a new room. The hotel started to work on fixing the AC directly so I believe this was just bad luck. The new room was silent and good but there was ants in the bathroom and also some other big insect when I got home at night. Nothing in the room itself though. Last night and I did not want to mess and change room again. No problem from this. The hotel is just on the other side of the bridge from city center. The "bat bridge" is less than 5 minutes walking away. Easy to have a look at 10 thousands of bats flying out in the evening and then go out. If you like the music scene it is 20-30 minutes to walk (or 5 minutes with cab for ~$5) across the bridge up to 6th street and surrounding areas with lots of music bars. I would consider this hotel again if I couldn't find a really good deal with the hotels on the other side of the river. I would however try to get a room not on the bottom floor and maybe pay a few extra dollar to get away from the cheapest rooms. Läs mer

It was a great location, price and the cleanliness of the room and hotel was spotless,.,perfect. The only negative was the building has foundation problems that cause the windows and door to not close properly with an air gap at the bottom when the top is closed. The staff was great and the room layout was perfect. You can't beat the price.

This is a perfect spot, comfortable bed, great staff...and I felt a little queasy walking in my bare feet on the grubby rug. That didn't stop us from being glad we stayed there!

this hotel was exactly what we needed for a stay in Austin. Convenient to downtown, Town Lake and South Congress. We rented bikes and biked everywhere we needed to go except for a concert which was a short cab ride away. The bathroom is in need of an upgrade but over all the room was roomy and quiet.

Extended Stay is a great value. . .for one or several nights. This location is just across the Lake from downtown or a short stroll around the block to SoCo. Nice folks and efficient place to stay with a great price.

The hotel was over-booked by 5 guests by the time that we arrived. Although we did receive a room, it was not a room with two beds as was requested. The hotel did not have a roll-away available, which led to one of us sleeping in a chair. The room did not have an iron, and the staff had to hunt one down for us. We had about 20 rooms reserved for guests for our daughter's wedding. From the very beginning, there was confusion, rudeness, and poor management. The groom, the photographer, and others had trouble checking in even though rooms had been guaranteed with credit cards. At one point, 3 hours before the wedding, the clerk was insisting the bride come to […] the hotel with her id. Not happening. One guest checked in and the room was not clean. Although the location is good—very close to the SOCO district and convenient to downtown—the hotel itself is run-down, with cheap and old furnishings and literally no frills. No gym, no pool. Bathtub/shower grout is blackened and cracked, carpet is old, chairs in lobby (OK it's not really a "lobby") are stained. Oh, and you better bring your own shampoo […] & conditioner because they only give you shampoo that's basically detergent in a tube. For an Extended Stay hotel this was a pretty decent one. I have stayed at numerous different Extended Stay's that havent been so great. This was right across Lake Austin from the downtown area, and it was a short walk to 6th street for the night. I would definitely stay here again if the price is cheaper than the other hotels around. The best value with easy walking access to downtown, town lake trails and congress st. And free parking. Amenities are sparse, but it's clean, well-managed and rooms on the back face the woods ! Quite a blessing on upper floors.

exterior of the hotel was very nice. Room was just what we thought it would be as far as unclean bathroom floors, the stale smell of pot and unclean past tenants. For the price though we didn't complain about any of these items. We just sprayed the beds and brought our own linens.

Since the kitschy/inexpensive Austin Motel (up the street) was fully booked we decided to try this hotel. It costs about $40 more per night but is not worth that. The location is GREAT- walking distance to the action on South Congress and Downtown, etc. However we had several issues with our room/stay. The air conditioner didn't work, the toilet didn't […] completely flush, there was black mold in the shower and the shower curtain didn't even reach down to the tub (water everywhere.) Also- our flight arrived in the morning but they do not allow any early check in -nothing before 3pm. (Most hotels allow early check-in.) The boss lady at the front desk was "friendly" to me but rude to her co-workers. Other than all of that the room was comfortable with good kitchen facilities and "grab and go" breakfast for free. The hotel was just ok, the proximity to the Palmer events center and downtown, and the price made it worth the stay. Our room was not ready upon check-in time (3 pm) so we had to wait a few hours. It is a great location, walkable to downtown, First street, and the park, but our room was so dirty when we got there. the bathroom was filthy, and room service never showed up the 2 days we were there.

The hotel is very old and outdated. The rooms smell terrible and I was scared to walk on the carpet. We thought the kitchen would help out but with all the other problems and the terrible service I would gladly pay more and stay in a hotel that was cleaner.

This was a well priced and friendly hotel with kitchen facilities in a good location. The staff were really helpful and moved us from a smoking room that we hated to a non-smoking one that was fresh and clean. I stayed for carnaval and it was great. Walking distance from the event, large rooms with small kitchen provided.. Great for pre-parties. Nice staff and no problems. Where not bothered like in other hotels when it was time to check out. Great spot surrounded by cool places to eat. Staying here again!!

The hotel may have been short-staffed as they were short of cleaned rooms at 3pm. They gave me a room - allegedly cleaned - while others were still waiting for their rooms to come available. Walking into the room it looked fine, nice layout, small kitchen, relatively stylish look and properly laid out king-size bed. The hotel was good for the price I paid. I liked how the hotel came with a small kitchen. FYI: It's $3 extra for room service to clean your room. It didn't really bother me because I kept everything clean. The location is a great location it's near sixth street so you could walk but taking a cab is the best.
