This is a really good hotel. The location is perfect, on a walking distance from the railway station (even with some luggage) and in the very city centre, just a few blocks away from Piazza Maggiore.
The service level of the hotel is great, everything from the check-in to the check-out, breakfast, questions asked to the reception staff - it was simply just great hospitality, efficiency and servicemindness all the way through. Especially the Asian girl running the breakfast serving was great, spoke perfect English AND Italian and was very keen on making sure you enjoyed your breakfast experience.
The rooms are a wee bit old, the wallpaper is ugly but it doesn't feel worn down or not clean in any way. Quite the opposite actually, anything you'd need is there, including some free toiletries, a safe box, information about the hotel etc. The WI-FI is good and easy to access.
Considering the price I paid (about €75 per night), it was simply just great value for the money and even though I just stayed there for two nights (you don't really need more time to see Bologna, Modena and maybe even Parma) I felt like home, every time I returned to the hotel.
