Definitely one of the nicest condos we have stayed at, the connected rooftops and the two pools are insane!!, super fun to relax after a long day, the apartment was beautiful just like the pictures. We are definitely coming back on Christmas.

The apartment was gorgeous and had a well-equipped kitchen. The shower had excellent water pressure and temperature, super comfy bed and strong wifi. The rooftop was a nice place to chill and the sunset view from there is unbelievable . Personally, we really liked the location; there are a lot of good restaurants nearby and a small convenience store just across the street, would definitely recommend.

Very clean, well taken care of. New modern space with full kitchenette that was equipped with everything we needed. Communication was good and requests were responded to quickly. Location is conveniently located in walking distance to the epic 5th ave, Lots of restaurants and convenience stores and about a 15 min walk to the beach. It should be noted that this condo is in a neighborhood under development with condos but it is surrounded by lower class, rougher resident housing. However at no time did we feel unsafe.

Perfect location and comfortable apartment

The apartment is conveniently located near 5th ave, but not subject to the noise at night. It was a very clean apartment and comfortable for short or medium stays. Staff is very friendly and responsive. I booked my next visit at the same property while I was still staying there! Thanks!

Rooms are ok, but could use more TLC. Aircondischoning was not good, 4 nights without AC . One day no running water. Had to change rooms. The second room had 2 broken windows. Noisy area and lots of construction going on, so the roof top pool was not enjoyable. I requested a partial refund with no response. The only good thing is that they fix issues right away.

Overall, our stay at the Sands Boutique was good. Marco the contact person was very helpful, friendly and easy to deal with. We had a slight issue that he was quick to rectify, which we really appreciated. The room was clean and had the basic amenities to cook meals. I would suggest folk to bring facecloths as they are not provided. Perhaps an extra towel as well. The only negative I can say has to do with the area, not with the building or it's owners. It's in a working-class neighbourhood, which is fine. The people are friendly and they are just living their lives like we all are. They do, however, start their day very early, so the noise in the area usually begins around 5:30 AM. There are also numerous dogs roaming the streets and they sometimes bark throughout the night. It took a few days to get used to it but once we did we were able to tune it out and enjoy our time there. The general location is excellent. Just around the corner on CTM there are some excellent places to eat and convenience stores and 5th Ave is less than a 10 min walk away. All in all, it's a good place for the price and I would absolutely stay there again.

The room was reasonably clean. There was a very strong mildew odor coming from underneath the kitchen sink and I had a hard time keeping the room aired out enough to keep it from being overwhelming. There was a large dog somewhere that barked incessantly. The door to my unit had poor lighting and it was difficult to see the keyhole after sundown. The ceiling fan was imbalanced and creaked and wobbled if it was turned on. The pool areas were nice. The WiFi worked well both in my unit and on the roof. Parking was not a problem. The staff were very friendly and communication with management was good. Transportation was limited to either a taxi or, in my case, a motor scooter that I rented so I wasn’t limited too badly. There are small tiendas nearby, but a couple small bottles of water at arrival and a guide for guests would have been helpful, especially since the city water is not potable. Overall I feel the price was fair, but due to the rough feel of the neighborhood, the lack of transportation options and the noise levels I don’t think I’ll return.

A bright, clean room just a 5 minute walk from 5th Avenue with a fantastic rooftop pool. We stayed for 10 days in February 2026. We were supposed to stay somewhere else but I switched gears last minute as we wanted a kitchenette. I wish I had done a bit more research as this area is definitely outside the tourist zone and while we never felt unsafe, the neighbourhood isn’t as clean or quiet as we’d have liked. Check the property on Google Maps and you’ll see what I mean. The listing says the balconies have a “city view” but you’re basically looking into other people’s windows. The host could have also been more communicative. We didn’t get our access codes until we were literally in the car on the way from the airport. I needed to contact the 3rd party booker twice before I heard back. When we checked in we had two half-roles of toilet paper. I asked for more, and two days later one roll showed up in our room. We ended up buying our own. That being said, we asked for and got a later checkout. The wifi was spotty at best but we didn’t bother reaching out about that, that could just be what to expect in Playa. On the positive side, we walked everywhere given the central location and really enjoyed the pool every day - the rooftop is quiet and well landscaped, and many days we were the only ones there. I don’t think we’ll go back to The Sands, but if you’re looking for a good value room with many amenities and don’t mind the location, this is a great spot to consider.
