Good location, but poor room quality
The hotel is centrally located in the Bunkyou-ward in Tokyo. It's not a long walk from the stations Kourakuen and Kasuga, served by two subway lines each. (Note, however, that the street from the stations slope upward to the hotel for quite a while.) Attractions such as Tokyo Dome City and the Koishikawa Kourakuen are close by, and there are many temples near the hotel, north of Kasuga-dori. The staff members I met were polite, and the offered amenities were good.
The LiVEMAX Kourakuen felt a bit dated, but still quite okay. My room, however, was not very fresh. To begin with, the temperature in the room was 28 degrees C when I arrived (in April, no less). The cleaning had been poorly done, if at all: the air vent in the bathroom was caked with dust, and the carpet in the bedroom was dusty, too; especially under the bed, where I also found pieces of plastic that might have been caps for the small tubes for the hotel's toothpaste.
I chose this hotel because I was looking for vacancies at the last minute and needed something cheap. But I don't think that even a cheap hotel room should be allowed to feel this unclean. Despite the good location, visitors to Tokyo could definitely do better than this hotel! I would not stay here again.
